Preparing For Your Home Appraisal

Most of the time when a property is first listed the square footage used is that of  the previous sale. When you sell your Vancouver home, and it is appraised, you will then receive an accurate figure.

Do not confuse a home inspector with a real estate appraiser. A home inspector determines the condition of a structure, whereas an appraiser determines the value of a property.

A disappointing fact is that you may not count your garage or any non-permitted areas such as additions, attic or basement conversions. Additions or conversions that have not been approved by the city building department can drastically reduce your square footage of your home, thus the value of your home. The solution is get these additions or upgrades approved by our building department before you officially put your property on the market.
