In Portland Housing market, there is a new tax exemption(LTE) program for newly constructed homes. This exemption reduces the homeowners monthly payments, and saves them thousands of dollars in the 10 year period.

-The builder would of had to apply for this program before even gaining building permits.
-The home must be owner occupied in throughout the exemption period.
-Property taxes become fully assessed once the ten year exemption period is over.

Ask me about this program and I will guide you thru the process.

Budgeting For Your New Portland Home

It still is true that  nothing is a more sound investment that a home purchase. But there is more to home ownership expenses that the mortgage, insurances and property taxes. This is true whether you purchase a new Portland home or older residence. You must plan for repairs and other expenses. A good rule of thumb is to put away 1% of the purchase price annually for repairs. This is a great way to save if you do not have to use it for repairs. And keep in mind that utility bills will increase, and now as a property owner you will have water bills and trash collection fees and much more. Be sure a budget in for this higher cost of living.

Get A Pre-Approval Letter To Get That Home

You are getting ready to start looking for a new Portland or Vancouver home . You have a down payment and want to impress a seller that you are serious about purchasing a property that you have looked at.
A pre-approval letter is one given by a third party lender that not only qualifies you but also approves you for a particular range of loan price. This means that a lender has pre-approved you for a certain loan and has found you qualified to purchase a property within a price range.

The main advantage that a pre-approval brings to you as a buyer is the fact that it will get your offer to be noticed by the seller or lender. The loan approval letter will signal to the seller that you are a serious buyer.

This means that your financial position and capacity have been all checked and found to be adequate to handle a new mortgage loan Payment.
