How to keep your cool in Portland & Vancouver’s hot real estate markets

You already know that the most important thing a buyer can do is create stability before submitting an offer on their next home. But how do you ensure it can compete in a hot Portland or Washington real estate market?

First, find a savvy, experienced and local Realtor. When you work with a world-ranked Realtor like Terrie Cox, you can expect unrelenting expertise and individual attention while drafting and submitting your offer. Terrie guides her clients through the entire real estate process, looking out for errors, reviewing forms, and negotiating on their behalf.

Step 1: Write a serious offer.

Once you’ve got Terrie on your side, get started on writing your offer. Getting pre-approved—a step beyond pre-qualification—shows the seller that a lender has verified your information, credit, and documentation to determine an exact loan amount. This speeds up the underwriting process, allowing buyers to act quickly and eliminating the anxiety of waiting for financing. It also shows the seller you’re prepared, enthusiastic, and trustworthy.

Including an escalation clause with your offer will guarantee it remains the highest submission, up to your maximum budget. For example, it may dictate that you’ll beat other offers by $5,000 up to $500,000, ensuring that yours is always on top.

As Terrie’s clients know, buyers shouldn’t take these steps before an inspection. Not only will that improve your knowledge of the home, it will streamline — or eliminate — contingencies. Most notably, your offer can move to the front of the pack, as it will not be awaiting inspection.

Step 2: Be accommodating.

Stay open-minded with your new home and separate your needs from your wants. If a listing meets most of your priorities, and you can let the others go (or take on a project later), place an offer. A less-than-perfect real estate property may signal easier negotiations and potentially less competition. And limiting contingencies—or even including an as-is addendum—will make you an attractive candidate. Know your deal breakers, though; you can walk away if the listing is more trouble than it’s worth.

Also, remember that the market is cutthroat, but you don’t have to be. Being gracious and making the seller’s life easier will work to your advantage. Limit negative comments about the home, be flexible with your closing and possession dates, submit a personal note with your offer, and be respectful. Your agent will fight for your interests during negotiations, so your interactions with the seller can stay light and cordial.

Step 3: Stay in the fight.

Even if your bid gets bumped for a bigger, better offer, it pays to keep tabs on the listing. Deals frequently fall through in financing, so you may find your offer on top again. Keep your credit and savings steady, and ask your agent to check in on real estate properties whose bidding wars you’ve lost to see if there’s a chance to win the battle.

2016 sets area’s market up for outstanding new year

The Portland-Vancouver housing market was among the hottest in the country in 2016, and it will continue to be solid in 2017.

Terrie Cox, RE/MAX’s top broker in Oregon and Washington, has observed positive trends and momentum in the area’s luxury real estate landscape. Her assessment? Now is a great time to purchase or sell a house, condo or land.

Portland and Vancouver, as well as their surrounding areas, are sustaining fantastic real estate activity. Buyers are submitting competitive offers, and the average property spent less time on the market in 2016 than it did in 2015 — both good signs for sellers.

Meanwhile, home prices are steadily increasing, signaling strength and stability. Prices in Portland’s market went up 10.9 percent year-over-year in 2016, putting it just behind national leader Seattle, which saw an 11 percent increase.

Terrie also notes that while the Federal Reserve plans to bump up mortgage interest rates in 2017, the move likely will have minimal impact on the market. Many prospective buyers — particularly growing numbers of foreign investors — plan to pay cash and won’t be affected by higher borrowing costs.

Terrie is an expert at navigating the area’s luxury real estate market, as well as advising both buyers and sellers. If you’re planning a move in the Pacific Northwest in 2017, call or text Terrie Cox directly at (360) 607-4100 or email terrie@terriecox.net.

Listing Your Luxury Home? Talk to Terrie About the Details

Photo Of Terrie Cox - Terrie Cox, RE/MAX Equity GroupAs the region’s premier luxury real estate broker, Terrie Cox is interested in more than just the buying and selling of homes. With her Home Concepts service, Terrie counsels clients before they put their luxury homes on the market, looking at properties through the eyes of a buyer.

Terrie brings a unique perspective to each listing: If a buyer wouldn’t want it, neither does she.

“I give homeowners the critical perspective they need to sell,” says Terrie, who says it can be difficult for homeowners to see potential problems in their own homes. “The last thing they want is for their house to sit on the market.”

Bringing Design to Every Listing

Before becoming the top RE/MAX agent in the Pacific Northwest, Terrie was also a builder and a designer. She enjoyed bringing builders’ and homeowners’ visions to life.

“As a builder and a designer, I get people’s likes and tastes and put the pieces of the puzzle together,” says Terrie.

As she became an increasingly successful realtor, however, Terrie chose to focus on that angle of her business. But Terrie still incorporates design into every sale. To her, it’s as much about improving the functionality of a luxury home as it is about upgrading its aesthetics.

Three Steps for a Successful Sale

Any agent who’s successful in the real estate market will have strong opinions on how to sell homes. For Terrie, it’s all about getting the property in shape right away.

“For me, Home Concepts is about offering the best presentation right out of the chute,” says Terrie. “Don’t wait to hear negativity then decide to fix it. Put your best foot forward.”

To ensure prospective buyers get an inviting vibe from a home, Terrie recommends some straightforward presale steps for homeowners:

– First, get an appraisal of your home and an inspection. Completing a home inspection before the property hits the market is proactive and gives sellers the upper hand. Homeowners won’t be caught off guard by unanticipated problems and can address them before negotiating offers from buyers.

– Second, be prepared to invest in your home. Terrie says some sellers love her suggestions, while others don’t want to hear what they need to do to get their home sold.

“They hire me for my perspective and my expertise. This is part of that,” says Terrie.

She expects clients to view upgrades as regular maintenance that increase the appeal of their home, but not necessarily the asking price.

– Third, don’t ignore the outdoors. Terrie says that landscaping is usually forgotten among improvements, though it can dramatically affect a buyer’s first impression. She encourages homeowners to view the grounds of their property as an extension of their homes.

Terrie Cox’s Expertise Sells Homes

Terrie anticipates potential concerns with a home before they become complaints from buyers, reducing the time a listing spends on the market and helping sellers net a greater return. To get Terrie’s expert perspective on upgrading and marketing your luxury home, call or text (360) 607-4100 or visit www.usa-relocate.com.

Your Real Estate Agent Can Help With Corporate Relocation

Home For Sale Photo - Terrie Cox, RE/MAX Equity GroupStart with a local professional who can handle your move from start to finish. Terrie Cox is your relocation expert in the Pacific Northwest luxury real estate market who specializes in problem-solving. If you have an issue, she has a solution, and as a real estate agent she will prepare deals, negotiate, analyze, and more without any unnecessary drama or stress for you. Terrie Cox, your real estate agent, can help with corporate relocation.

Corporate Relocation Assistance: An Overview

When starting a new job, it is best first to find out what type of corporate relocation assistance your company offers.

– Specific component lump sum: Covers a few relocation expenses.

– Miscellaneous expense allowance: Covers expenses that arise during a move.

– Total relocation assistance: Covers basic moving costs.

If you are receiving total relocation assistance, hire a knowledgeable realtor like Terrie with the expertise, services, and connections to make your move as seamless as possible. After more than 30 years as a nationally and internationally recognized RE/MAX real estate broker, Terrie instinctively meets the diverse needs of her clients. She’ll draft a plan that uses your funds wisely, as well as your time, assuring that your real estate agent can help with corporate relocation.

Local Expertise Beats Internet Research

Online guides and local forums are fantastic resources, but they can’t explain the intricacies of day-to-day life in the Portland and Vancouver areas (commuting, grocery shopping, choosing a school, etc.) with the attention to detail of someone who lives there personally.

According to Terrie, who has helped local and international clients relocate and purchase the luxury homes they love, “In today’s world, people do a lot of research on the Internet, but they really don’t know the subdivisions; they don’t know the schools, and they don’t know the dynamics that a real estate professional can offer them.”

Understanding Your Relocation Needs

With every client, Terrie’s first priority is to understand their lifestyle. She asks intuitive questions to gain perspective on each person’s unique preferences.

“You really need to have good listening skills, and you may need to interview every member of the family,” Terrie says. “In the end, when you’ve found the perfect house and helped the family through the corporate relocation process, you’ve not only made everyone happy for this new, exciting phase of their life, but you’ve also made new friends.”

Terrie Cox is a Certified Relocation Member and has helped clients from all over the world find luxury homes in Oregon and Washington. She will show you how your real estate agent can help with corporate relocation. For expert assistance with your relocation, call or text Terrie directly at (360) 607-4100.
